Stockyards District Residences is a 10-storey condominium under construction now at 2306 St. Clair Avenue West, in the west end of Toronto.

The development by Marlin Spring and Greybrook Realty Partners launched sales in late 2018, offering 236 suites and modern amenities, all within a growing community close to new shops, schools and day-to-day conveniences.


Once lined with meat-packing plants and foundries, the Stockyards is currently experiencing a wave of renewal with retail stores, cafes, event spaces and breweries setting up shop. The collection of independent retailers and transformed industrial sites contributes to the neighbourhood’s liveliness and profound spirit that is one of the most unique in the city.


The project’s architectural design by Graziani + Corazza Architects Inc. pays homage to the neighbourhood’s character and charm with industrial-inspired exterior features like black window mullions and classic brick cladding.


The industrial aesthetic is echoed inside where interior spaces designed by U31 are lined with earthy materials and textures in urban-inspired colours. Plus, the lobby and ground-floor retail spaces are reminiscent of New York and Chicago style lofts with exposed brick walls, high ceilings, oversized windows and contemporary light fixtures.

Construction on the project officially kicked off in August 2019, when a groundbreaking ceremony was held and attended by Marlin Spring and Greybrook Capital team members and executives. Prior to the groundbreaking, the site sat vacant for nearly a decade after the previous building was demolished in 2010. The property had been home to New York Pork, a meat processing plant that ceased operations in 2006 due to a fire.

Following the groundbreaking, excavation and shoring phase, the project progressed rapidly throughout 2020. Construction surpassed grade level over the summer, and by December, the structure was halfway to its final height.


Today, crews are now working on the seventh level as they approach the final few floors and the building is expected to top off within the next couple of months. At the base of the structure on the St. Clair Avenue West facade, the high ceilings and open spaces of the lobby and retail areas are now visible. These will be framed by soaring glass walls and large brick columns along the exterior walkway.
