The Ketter Group has proposed a seven-story, mixed-use building near the corner of Van Nuys and Victory Boulevard.

A one-story commercial building tenanted by an orthopedic care center at 14557 Friar Street would be razed to make way for 42 apartments and 1,060 square feet of ground-floor retail space. There would be 16 two-bedroom units, 10 loft and mezzanine units, 12 one-bedroom units and four studio units. Five apartments would be set aside for extremely low-income households in exchange for Transit Oriented Communities (TOC) incentives.

Forty resident parking spaces and two retail parking spaces would be provided at-grade and within a single-story underground garage. A bicycle parking and repair area could accommodate up to 44 bicycles and seven short-term bicycle parking spaces would also be available near the main residential entrance.

Every unit would include a private balcony, ranging from 59 to 181 square feet. There would be 1,150 square feet of common open space on the 6th floor, in addition to a ground-floor lobby and mail area.

The 66,998-square-foot building would feature a clean, modern façade characterized by gray and white stucco, wood siding, metal balcony railings and black-trimmed windows. The ground-floor retail space would boast floor-to-ceiling windows and prominent signage.

The proposed development site is close to several bus routes, some of which provide connections to the Van Nuys Metrolink station. There are numerous restaurants, grocery stores, medical offices and retailers within the neighborhood, making it a walkable locale for future residents.
