A proposal has been submitted to replace three existing single-family homes in the Cambie Corridor with a 35-unit mixed-use residence. If approved, Langara House would comprise 35 residential units, grade-level commercial space and two levels of underground parking.

The property is located in Vancouver’s Cambie Corridor, where a planning framework is in place to provide opportunities for multi-family developments to be built across 1,700 existing single-family properties. Its aim is to offer strategic locations for future mid-rise projects off arterial roads.

Langara House would provide easy access to the Canada Line SkyTrain via the Langara-49th Avenue station, Langara College across the street, and a variety of recreational spaces, shops and local amenities. Landmarks like the YMCA Langara Family Community Center, Langara Golf Course, Sunset Community Center Health Care and the Oakridge Physiotherapy Center are all within a 10-minute walk.

Designed by Billard Architecture, the development would feature a wood-frame, four-storey residence clad in modern materials but designed to suit the neighbourhood’s character.

“The design provides a bridge from the mid-century style of the nearby single family homes to the sleek new mid-rise multi-residential developments in the neighbourhood, creating a cohesive feel for the area,” reads the design rationale. “Natural materials of wood, fiber-cement board and metal composite panel are utilized in the modern massing of the building to create a new but familiar bridge between designs along West 49th Avenue.”

Metal composite materials make up the majority of the exterior cladding and feature a neutral colour scheme of black, white and gray. Vibrant pops of red in various exterior areas add visual interest, while aluminum plank siding in a red cedar tone is warm and inviting.

Inside, the unit breakdown consists of one studio, 16 one-bedroom, 14 two-bedroom and four three-bedroom suites.

Planned amenities include a community play area for children, low-maintenance landscaping around the building perimeter and a rooftop terrace. Residents would also have convenient access to 5,575 square feet of onsite commercial and retail space at grade-level.
