Located next to the downtown core and just south of popular Gastown, Vancouver’s Chinatown offers a more affordable option for homebuyers who want to live in a central location surrounded by charming buildings and a wealth of amenities.

Sparrow, for example, is a boutique condo development now selling with prices starting in the mid-$600,000s. Designed by MGBA Architecture + Interior Design, the eight-storey building boasts a contemporary, lantern-inspired exterior designed as a nod to its location. A major design element is the use of wood slats on residential balconies to create privacy and provide a dynamic facade.

The project by Rendition Developments was completed in late 2020, and while many of the larger suites are already sold out, a collection of move-in ready, one-bedroom units are still available.

Suite N3 is ideal for young couples and first-time homebuyers, with its starting price of $654,900, according to BuzzBuzzHome data. The 539-square-foot unit is located on the north end of the building and features a large main living area, generous storage space and a cozy balcony. Like all units at Sparrow, N3 comes complete with smart home technology features like Alexa compatibility, Enterprise level WiFi, and WiFi-enabled lighting controls.

Residents and guests enter through a private foyer tucked away from the main living room with a hallway that leads into the kitchen. The L-shaped kitchen is large enough for a round dining table and is well-appointed with features and finishes like quartz countertops, a quartz backsplash and two-toned cabinetry. A high-end appliance package is also standard and includes an integrated Liebherr fridge, AEG European wall oven and induction cooktop, Faber under-cabinet range hood, and a Fisher & Paykel integrated drawer dishwasher.

The kitchen and dining area overlook the living room, naturally lit by floor-to-ceiling windows that open onto the balcony. Standard nine-foot ceilings are found throughout.

The bedroom, laundry and bath area is situated behind the living room and kitchen. The bedroom boasts plenty of storage space with two custom wardrobe closets with integrated LED lighting, while the bathroom is sleek and modern with a wall-mounted vanity, Silestone Calacatta matte quartz countertops and an electric mirror with LED lighting.

Residential amenities include a courtyard garden, car elevator, bike storage and a shared amenity room. There’s also a rooftop patio complete with views of downtown Vancouver and the North Shore Mountains.
