A development proposal by Redic Developments would see a six-storey, purpose-built rental building replace six single-family homes at 220 Mountain Highway in North Vancouver.

The proposal by the Vancouver-based developer was presented to Council on November 2nd for its first reading, and was subsequently referred to a public hearing.

Located at 220 Mountain Highway North and 1515-1555 Oxford Street, the site is situated on the south end of the Lynn Creek Town Centre. This area, which lies within the District of North Vancouver, is in the midst of transformation with plans for it to become a transit-oriented, mixed-use community offering a range of housing options for residents.

Designed by Yamamoto Architecture, the proposed building boasts a contemporary-designed mid-rise structure with wraparound glass balconies and warm wood accents throughout. The main entrance into the lobby would be from Oxford Street and two amenity rooms would also be located on the ground-floor.

If approved, the project would comprise 140 units including 134 market-rate rentals and six affordable rental units. Available suites would feature a mix of studio, one-, two- and three-bedroom layouts with floorplans ranging from 441 to 974 square feet.

The site is presently occupied by six single-family homes and is surrounded by a mix of commercial and residential uses, including a six-storey rental property and the Creekstone Care Centre, a long-term care facility currently under construction.

The proposal includes the creation of a new north-south lane to the east of the proposed residence, while access to Mountain Highway is proposed to be closed due to safety concerns with the building’s proximity to the busy intersection at Main Street and Mountain Highway. Access to the single-level underground parking garage would be located on the southwest corner of the site, off the existing lane. A total of 101 parking spaces, including two carshare spots, is proposed.
