In Scarborough’s Birch Cliff neighbourhood, a strip of properties along Kingston Road could be the future location of a mid-rise condominium building.
In early October, an official plan amendment and rezoning application was submitted to city planners to construct a nine-storey condo building at 1615-1641 Kingston Road and 50-52 Birchcliff Avenue. The developer, Altree Developments, is behind another new construction build recently proposed for a site located up the street at 2151 Kingston Road.

The irregularly-shaped lot sits on the south side of Kingston Road between Lakeside and Birchcliff avenues, covering an approximate total area of 59,267 square feet. Several buildings occupy the proposed development site, including three single-family detached homes, a converted two-storey residence used as a daycare centre, and three walk-up apartment buildings called Lenmore Court. Thirty-three rental units inhabit the site, 32 of which exist in Lenmore Court and one rental basement suite at 52 Birchcliff Avenue.
The proposal seeks to build 259 condo units in addition to five grade-related, live-work units and a 1,065-square-foot commercial space for a total gross floor area of 208,141 square feet.
On the ground floor, which is divided into an upper and lower level as a result of grade changes from the front to the rear of the site, the live-work units, residential lobby entrance and commercial area would front onto Kingston Road. Four townhomes would also share the ground floor. The lower ground floor would house the bottom levels of the townhouse units, plus six other internal residential units and amenity space. Every grade-related unit would feature its own independent entrance off of the public sidewalk.
Of the total 264 proposed residential units, the breakdown would include five live-work suites, 134 one-bedroom, 100 two-bedroom and 25 three-bedroom units. According to the project’s data sheet, the residential units would range from 602 to 1,011 square feet in size.
A total of 12,346 square feet would be dedicated to amenities, roughly split between indoor and outdoor spaces.
A two-and-a-half-level underground parking garage would contain 271 parking spaces via a ramp at the building’s rear. Twenty-seven parking spots would be set aside for visitor use. The proposal would also provide 213 bicycle parking spots.
