In Scarborough’s Woburn community, a series of condominium and freehold townhomes could replace a handful of single-family properties along Markham Road.

In late September, a rezoning application was submitted to Toronto city planners to build a collection of 48 back-to-back and standard condominium townhomes at 448-454 Markham Road. The developer, Insoho Developments, has previously worked on a couple of single-family projects in Scarborough, including WE26 and Highland Creek Phase 2.

The rectangular development site in question spans 1.8 acres on the west side of Markham Road, and currently houses four one- and two-storey detached residences and their respective private driveways. Described as the equivalent size of a football field in the planning rationale, prepared by Hunter & Associates Ltd, the site has approximately 112 metres worth of frontage onto Markham Road.

The proposal would see 48 townhomes divided into four blocks, accessible by a one-way private driveway that joins into Markham Road. A total of 91,331 square feet of residential gross floor area would be built. On the exterior, the townhomes would exhibit contemporary gray and black masonry with wood accents.

Blocks one and two contain 34 townhomes, arranged back-to-back along Markham Road. Each home would provide an individual landscaped entry accessible from a sidewalk along Markham Road or the private driveway. The townhomes would share a basement garage with 50 parking spaces that can be accessed through a foyer in each home.

Every three-bedroom-plus-den, two-bathroom back-to-back townhome is laid out across three storeys, with the kitchen and living room on the main floor, principle bedroom and den on the second floor, and the remaining bedrooms on the top level. The back-to-back townhomes would range from 1,718 to 1,808 square feet in size.

The other two residential blocks that contain the 14 ‘regular’ townhomes would be located west of the back-to-back blocks. Ranging between 2,210 to 2,391 square feet, these residences offer four bedrooms and three bathrooms. A single-car garage with a recreation room would be topped by an open-concept floor for the kitchen and living room, followed by a second-floor that houses the bedrooms. Each home would offer a landscaped front and backyard.

In the neighbourhood, sales continue at Tricycle Condominiums, while registration is open on 253 Markham Rd.
