Already under construction, M City by Rogers Real Estate Development Limited and Urban Capital, is a transformative $2.5 billion, master-planned community coming to downtown Mississauga.

Spanning 15 acres along Burnhamthorpe Road from Confederation Parkway to Grand Park Drive, M City will feature a stunning collection of nine high-rise residences, tree-lined promenades, two-acres of new parkland and a variety of retail shops and cafes. Construction on the first two phases commenced in 2018 and work on the project has since progressed well past grade level.

Another construction milestone was recently celebrated as the developers held an official groundbreaking ceremony for the third phase, M3. Designed by IBI Group, M3 consists of 879 units and will soar to 81 storeys, surpassing the first two towers in height to eventually become Mississauga’s tallest building.

With shovels in hand, Mississauga Mayor Bonnie Crombie joined John Anderton, Vice President and Treasurer at Rogers Real Estate Development Limited, Mark Reeve, Partner at Urban Capital Property Group, Steven Barr, Development Manager at Urban Capital Property Group, and Barbara Lawlor, President of Baker Real Estate, to mark the occasion.

“Rogers Real Estate Development is thrilled with the progress being made at M City in Mississauga,” said Anderton. “Our goal has always been to develop a world-class community befitting any city in the world. With M3 moving on to construction, we are one step closer to that goal.”

M3 Condos is situated near the centre of the neighbourhood along Burnhamthorpe Road West, flanked by a linear park to the east and a two-acre park to the south. When complete, the tower will take a prominent spot in Mississauga’s skyline with its sleek and slender profile that features a subtle twist at the lower and upper parts of the building. The design by IBI Group was the winner of a national design competition held by the developers, which received proposals from several of the country’s top architecture firms.

The tower’s verticality is enhanced by a dynamic façade characterized by sawtooth balconies that create a black and white zig-zag pattern, providing scale, texture and materiality while drawing the eye upward toward the sky. A dramatic sloped and stepped crown at the top of the tower complements the diagonal pattern and creates spacious terrace units with sweeping views of the city. At the base of the building, M3 will introduce new grade-level retail fronting Burnhamthorpe Road, along with approximately 20,000 square feet of office space.

In addition to the surrounding greenspaces, residents of M3 will have access to a wealth of onsite lifestyle amenities. The building’s unique design allows for an extensive glass-enclosed pavilion that will house a fitness centre and a salt-water infinity pool. The space connects seamlessly with the outdoors through oversized glass doors that lead onto a sundeck and splash pad. Other amenities include a private dining room with prep kitchen, screening room, large event space and kids zone.

Prices at M3 start from $600,400 with suites ranging from 480 to 1,000 square feet. Envisioned by Cecconi Simone, the open-concept layouts boast natural stone, rich wood and crisp tones. Nine-foot ceiling heights and oversized windows allow plenty of natural light, while high quality materials like laminate wood flooring, porcelain tiles and stone countertops are stylish and durable.
