A rare vacant lot along Hollywood Boulevard could be reimagined as an 18-story multi-residential building featuring 200 apartments and a publicly accessible plaza. 

An application to redevelop 5600 Hollywood Boulevard was recently submitted to Los Angeles City Planning by Santa Monica-based Bow West Capital. Plans call for 130 one-bedroom units and 70 two-bedroom units, spanning 728 to 1,655 square feet. The building would feature a plethora of sought-after amenities, from outdoor fitness decks to innovative co-working spaces, and a rooftop pool and spa. A total of 40 residences would be reserved for very low-income tenants in exchange for density bonus incentives.

There would be 240 vehicle and 113 bicycle parking spaces provided on subterranean and above-grade levels. The public plaza would be situated at the northeast corner of Hollywood Boulevard and St. Andrew’s Place, providing built-in concrete planters and benches.

Designed by HKS Architects, the ground floor of the modern tower would feature a foyer, lobby, leasing office, bike storage area, mailroom and parking, with a handful of two-bedroom townhouse units located at the rear of the site. A lush entry court would connect to other alfresco areas on the third, fourth and fifth floors by way of amphitheater-style staircases.

The third-floor would house a fitness center, yoga deck and co-working spaces, complete with outdoor areas for everything from guided meditation to one-on-one meetings. The four-floor would boast yet another garden terrace that leads to an open-air lounge and games area on the fifth floor, kitted out with a bocce court, turf lawn and comfortable furniture.

On the eighth floor, residents would be able to kick back in the stylish indoor lounge or take the party outside to the sprawling social terrace, featuring a movie screening area, dining tables, barbecues and a modern trellis.

Finally, the rooftop clubhouse and adjacent terrace would tout a pool, spa, cabanas, dining tables, a kitchen and barbecue area, ample seating and a sunning deck. The community would feature extensive landscaping in the form of colorful shrubs, trees, succulents and flowers.

If approved, residents of 5600 Hollywood would live just steps away from Hollywood/Western station, Ralphs, the East Hollywood Farmers’ Market, numerous restaurants, big-box stores and entertainment venues including the Upright Citizens Brigade Theatre.

This is the third development proposal for the site since 2014. Previous design iterations included a boutique hotel and a smaller-scale apartment building.
