Yet another large-scale apartment complex has been pitched for San Pedro’s bustling downtown. Over the past few months, several development applications pertaining to the waterfront community have been submitted to Los Angeles City Planning, with many of them proposing 100-plus rental units. 

The latest planned residence will be situated at the northwest corner of Pacific Avenue and 14th Street, a half-mile west of the harbor and its nearby restaurants, museums, art galleries and markets. The site at 1309-1331 South Pacific Avenue is currently occupied by three vacant commercial buildings and a surface parking lot.

The developer is listed as RKD 13 PAC., LP., a company bearing the same address as Root Real Estate. The project was designed by The Ketter Group, a full-service design, construction and development firm.

The project was initially proposed in August 2019 and was approved by the Planning Commission in April of this year. It’s unclear why a new application has been submitted, but The Ketter Group’s website indicates that the project will be breaking ground in Q3 2020.

Plans call for 102 apartments, including 12 units reserved for very low-income tenants, 127 vehicle parking spaces throughout two subterranean levels, plus 81 long-term and eight short-term bicycle parking spaces.

There will be 53 studios, 19 one-bedroom apartments and 30 two-bedroom apartments, spanning 370 to 1,098 square feet. Some of the studios will include sleeping lofts and around half of all units will boast private balconies.

Residents will enjoy access to a gym, pet grooming area, and a recreation room on the ground floor. There will also be a lobby off of Pacific Avenue and a live-in manager with their own unit and office.

The second floor will boast a landscaped courtyard with ample lounge seating and the roof deck will feature dining tables, barbecues, planters and plush sectionals. Additional open space will be provided along a northerly rear yard and easterly side yard, complete with outdoor furniture and a cozy fire pit.

1309-1331 South Pacific Avenue is located in a walkable neighborhood, just steps away from elementary, middle and high schools, a Vons supermarket, bars and restaurants, and local retailers. Central San Pedro is a 10-minute stroll from the apartment complex and waterfront attractions can be reached within 15 minutes.
