J.P. Architect Inc. has applied to the City of Vancouver to develop the site at 2120 Cornwall Avenue in Kitsilano. The project proposes to replace an existing multi-unit dwelling with a four-storey boutique residence. If approved, the development would house approximately 8,506 square feet of residential space divided into 10 suites, and three surface parking lots with vehicle access from the lane.

The project site is ideally situated in an amenity-rich area directly across the street from Kitsilano Beach. In addition to the renowned beach, the area is within proximity to a number of local amenities including the Kitsilano Yacht Club, Museum of Vancouver and Granville Island.

Intended to blend into the neighbourhood streetscape, the development would feature an elegant design with a midrise, 45-foot profile that is similar in height to adjacent buildings. The exterior would boast a limestone facade accented with crown cornices and cast stone trim.

The main entrance would be located on the north elevation facing Cornwall Avenue and features a solid wood door. The residential suites above would have access to small balconies with metal railings. Initial architectural drawings show a rooftop amenity space though they don’t indicate whether that area would be accessible to the entire building or just the penthouse.
