A proposed project containing 172 apartments and 23,200 square feet of retail and restaurant space has been given the green light by the Marina del Rey Design Control Board. The three mid-rise edifices would replace four single-story commercial buildings at the corner of Via Marina and Washington Boulevard. 

Developer Gold Coast West, LLC enlisted TCA Architects to design the structures, which are each “distinguished by a feature architectural element,” according to the design review submittal. The sawtooth façade maximizes waterfront views and is intended to mimic ocean waves.

Dubbed MDR95, the project calls for 146 one-bedroom and 26 two-bedroom apartments, ranging in size from 691 to 1,196 square feet. A total of 26 units would be reserved for very low-income tenants.

Each building would house its own amenities, including a lobby, clubroom and fitness center, plus a podium-level pool deck with chaise lounge seating, an open-air exercise area, firepit lounge, dining tables and barbecues. There would also be fifth- and seventh-floor sky decks, featuring spas, soft seating, umbrellas, daybeds and planters.

The ground floor would tout 17,000 square feet of retail space and 6,200 square feet of restaurant space. The 1.93-acre site would be anchored by a brand new public plaza at its southwest corner boasting ample greenery, dining tables, a public art mural, shade trellis, bike racks and built-in seating. A total of 361 parking spaces would be provided via subterranean garages and ground-level parking areas.

The exterior of MDR95 is “a modern take on the beach community,” complete with coastal-inspired material and color palettes as well as clean forms. The structures would be clad in three different plaster finishes, accented with composite wood texture siding, stone veneer tile, and glass and aluminum balcony guardrails.

If given final approval, the project would be situated across from the Marina del Rey Marriott, within easy walking distance of Marina Beach, the Venice Canals, and the many bars and restaurants that dot Washington Boulevard.
