A townhouse rental complex in Mount Pleasant West, close to the Davisville TTC subway station on Yonge Street, is looking to get a high-rise revamp.
Last month, a zoning by-law amendment application was submitted to city planners on behalf of Amelin Properties, seeking to build a 38-storey condominium building at 155 Balliol Street. The 555-unit tower would encompass a total gross floor area of approximately 406,761 square feet on the western portion of a 2.43-acre site on the south side of Balliol Street.

A two-storey rental townhouse complex with 19 units currently occupies the western side of the development lot in question. On the eastern section of the site sits an 18-storey apartment building, which will not be touched, according to the project’s planning rationale, prepared by MacNaughton Hermsen Britton Clarkson Planning Limited (MHBC).
The Eglinton Crosstown LRT, which is anticipated to open in 2022, will connect to Eglinton Station, located about a kilometre north of the development site.
“The proposal will support the City’s objective of establishing a complete community that optimizes transit infrastructure within the Yonge-Eglinton Secondary Plan Area,” explains the planning rationale.
The base of the residential tower will house a 12-storey mid-rise structure and a four-storey
podium which will wrap around three sides of the building. The 555 residential suites will comprise of 19 ground-level rental townhomes, 60 bachelor suites, 172 one-bedroom, 103 one-bedroom-plus-den, 140 two-bedroom, 16 two-bedroom-plus-den and 45 three-bedroom units. After demolishing the existing rental townhome units on the site, the developer has proposed replacing them with 19 slightly smaller, but more modern rental townhome suites, a collection of seven two-bedrooms and twelve three-bedroom units.
The townhome tenants will have access to amenity areas throughout the building, which combines 15,349 square feet of indoor space and 11,948 square feet of outdoor space. A lounge, communal kitchen, event space, study room and theatre will be housed on the fifth floor, along with an outdoor amenity area. On the 12th level, a swimming pool, gym, yoga room and games room are to be included. Residents and tenants can also use the landscaped courtyard and dog run on the ground floor. An underground parking garage with 263 residential and 23 visitor parking spots are included in the proposal.
