An auto repair shop could make way for a five-story apartment complex along West Pico Boulevard in Sawtelle. The proposed project calls for 30 units, 24 at-grade and subterranean parking stalls, and amenity spaces for resident use.

Labeled as ‘Pico West’ in the application to Los Angeles City Planning, the modern residence would include three affordable housing units in exchange for additional height and density bonus incentives.

The building was designed by Los Angeles-based Plus Architects and is being developed by an LLC bearing the same name as the site’s address, 11568 Pico Boulevard. Farinaz Naimi is listed as the applicant.

The apartments include 29 studios and one one-bedroom unit. The vast majority of floorplans would also feature a private balcony. Residents would have access to a first-floor gym, lobby and bike storage lockers. The fifth-floor rooftop deck would boast an outdoor sofa, fire pit, dining tables, barbecue bar counter, TV and planters.

Pico West would tout a smooth-finish white stucco exterior accented with pops of red. The balconies would boast glass guardrails for a seamless look, while an LED light feature on the outside of the elevator shaft would add visual interest.

“The building incorporates an asymmetric façade that evokes feelings of movement while the red entrance wall creates a balanced yet compelling composition,” reads the background and findings report.

The property encompasses nearly 8,283 square feet and is currently occupied by Jeff’s Mercedes Auto Service and its adjacent parking lot. This strip of Pico Boulevard is lined with commercial storefronts and a handful of restaurants, including Sorry Not Sorry, Mori Sushi and Don Antonio’s. The Expo/Sepulveda Metro station is a 12-minute walk from Pico West, connecting future residents with downtown Santa Monica, DTLA and several stops in between.
