In Scarborough’s Tam O’Shanter-Sullivan neighbourhood, a commercial and office plaza could be the future site of a new condominium community.

Last week, a rezoning application was submitted to Toronto city planners on behalf of Impressions Group to construct a 12-storey mixed-use project at 3471 Sheppard Avenue East. The developer has a handful of other midrise projects in the works across the city, including a five-storey apartment complex in Kensington Market and a four-storey apartment proposal near The Annex.

The square-shaped 3,687 square-metre development lot sits on the southwest corner of Sheppard Avenue East and Aragon Avenue, just east of the intersection of Warden and Sheppard avenues. A two-storey office and commercial building with a parking lot currently occupies the site, directly across from a Volkswagen auto dealership.

A total of 195,225 square feet of gross floor area is pitched for the development, consisting of 212 residential suites and 9,418 square feet of leasable commercial space. The main entrance and lobby to the building would front onto Aragon Avenue, leading to an amenities space on the first and second floors. The majority of the ground-floor retail space will front onto Sheppard Avenue, with the remainder accessible from Aragon Avenue.

The residential component would be broken down into two bachelor suites, 72 one-bedroom, 81 one-bedroom-plus-den, 26 two-bedroom, 11 two-bedroom-plus-den and 15 three-bedroom units. The development would also include five duplexes. The suites would range from 484 to 1,022 square feet in size. Architectural drawings prepared by SvN Architects show private terraces located primarily on the southern and eastern sides of the building.

Approximately 10,108 square feet would be reserved for the amenities space, with outdoor areas on the second and seventh floors, and the indoor amenities space spread across the ground, second and third levels. A two-level underground garage would house 199 parking spaces, accessible from a driveway along the southern portion of the property, along with 215 bicycle spaces underground and on the first floor.

In the neighbourhood, sales are underway at Pinnacle Toronto East and construction continues on the 18-storey East 3220 Condos.
