A historic building situated just south of the major Bayview and Lawrence avenues intersection is looking to get an ultra-modern overhaul.
Last week, a zoning by-law amendment application was submitted on behalf of Larendale Group to redevelop a half-acre site located at 2 Valleyanna Drive in Lawrence Park. The lot is currently home to a two-storey 1920s heritage building that served as the gatehouse on the 100-acre Annandale Estate, the residence of former Lieutenant Governor of Ontario, Dr. Herbert Bruce.

The application seeks to preserve the heritage gatehouse, converting it into a townhome unit, while adding a three-storey, horizontal extension with four more townhomes at the rear. Designed by Amantea Architects, the new extension backing onto Valleyanna Drive will be contemporary in nature, and will appear separated from the gatehouse with the help of a central courtyard, according to the planning documents.
“It is contextually appropriate and represents a high-quality addition to the neighbourhood,” reads the planning rationale, prepared by Bousfields Inc. “Located along a major street, the proposal will optimize the use of this underutilized site in a manner which maintains, restores and complements the existing heritage building.”
A total of 22,561 square feet of residential space will exist between the five units, averaging 4,305 square feet per suite. Each residence will include three bedrooms and a den, with access to a private outdoor amenity area and individual two-car garages.
To maintain privacy and provide separation from entrances on Bayview Avenue, the original brick wall along the western property line will be retained. New trees and hedges will be added to complement the existing mature greenery on the lot in addition to the paved circular driveway that will adjoin Valleyanna Drive. No communal amenity space will be included in the development.
In the neighbourhood, construction continues on The Winslow Condos at Yonge Street and Glencairn Avenue, which will reach completion in September 2021. Registration is open for Bayview, a townhouse and single-family home project located at Bayview Avenue and Post Road.
