Project applications to Los Angeles City Planning are few and far between these days, but a new multi-family residence has been proposed near the junction of Pico-Union and Koreatown. Plans call for a six-story, 50-unit multi-family residence at 1047 South Fedora Street with five units reserved for extremely low-income tenants. Transit-Oriented Communities incentives are also being sought. 

The development would include at-grade and below-grade parking with spaces for 25 vehicles. There would be a lobby to welcome residents and additional landscaping. The 1,027-square-foot site is currently occupied by a boarded-up bungalow that was last sold in 2014.

In 2017, both 1047 South Fedora Street and its neighboring property, a single-family home at 1053 South Fedora Street, were approved for the development of a seven-story, 40-unit apartment complex. A Rendering was even created, showcasing a black, gray and white façade with triangular balconies and a rooftop garden.

Then in 2019, another application was submitted for the double lot calling for 50 units spread across six stories. That case was put on hold, which brings us to today’s filing, which is nearly identical but lists 1047 South Fedora Street as the only address. Neither an applicant nor a representative is listed, but last year’s case summary named Fedora Flats, LLC and Ferrier Architecture Studio, respectively.

Will the third time be the charm for this proposed multi-family residence? Nobody knows for certain, but if approved, future residents will live within steps of the many restaurants, shops and services that line Olympic Boulevard. The Wilshire/Normandie subway station is a 17-minute stroll from the property and nearby Seoul International Park offers a baseball diamond, playground and walking path.
