The below-grade retaining walls are firmly in place at 500 Broadway in downtown Santa Monica. The mixed-use project, also known as The Park, has seen the addition of a crane and crews are now beginning work on the concrete support pillars. Construction kicked off in August 2019 and is expected to wrap up by late 2021.

Once complete, the Witkoff development will feature 249 studio, one-, two- and three-bedroom apartments, 55,000 square feet of ground-floor retail, and 200 underground parking spaces. The project was designed by Koning Eizenberg Architecture, who imagined four nearly-identical structures linked together by aerial walkways. 

There will be spacious outdoor courtyards in addition to themed rooftop “parks,” where residents can dine alfresco or take in the ocean views. Other onsite amenities will include a library and social lounge on the ground level.

Situated at the corner of Broadway and 5th Court, future residents of The Park will be within easy walking distance of Third Street Promenade, the Santa Monica Pier, Palisades Park and Santa Monica State Beach.

Under the City of Santa Monica’s Affordable Housing Production Program, all new multi-family housing developments must include a percentage of affordable housing units. If a developer chooses not to comply, they can either build affordable apartments off site, pay a fee, or donate land to be used for affordable housing.

In this case, Witkoff chose to pay $40 million for the construction of a 64-unit, completely affordable development located a few blocks away on Lincoln Avenue. Dubbed ‘The Arroyo,’ the brightly-colored project was completed in December 2018.
