Every so often I come across a real estate listing that’s simply too good to be true. An artfully restored 1929 Spanish-style condo with low HOA fees and parking that just happens to be around the corner from Vermont Avenue? I smell a bidding war, people! 

To be fair, bidding wars in Los Angeles are currently at a decade low, but with 10,000+ clicks on its Zillow listing, I think it’s safe to assume this Saturday’s open house at 4626 Franklin Avenue is going to be packed with interested buyers.

The four-unit building was last sold in July 2019 for $1.28 million, which leads me to believe that some savvy flippers converted it from a single-family home. That being said, the one-bedroom condo in question maintains much of its vintage charm and includes original hardwood floors, windows and built-ins.

Stepping through the front door of this 888-square-foot ground-floor unit, you’re greeted by a well-lit living room that offers views of the landscaped yard. A cased opening leads to the quaint dining space, featuring a built-in server with glass-front doors.

Consistent with most older homes, the kitchen is separated from the dining area by a swinging door. If you’re the type of person who likes to keep dirty dishes out of sight, this setup might be perfect for you. The black and white checkered floor tiles will never go out of style and are paired with vintage two-tone cabinets and aged brass hardware. Butcher block countertops help to visually warm up the space and the bridge faucet lends it that ‘old school cool’ factor.

The small laundry room is conveniently close to the bedroom (say goodbye to lugging your hamper up and down the stairs) and boasts stacked full-size machines in addition to navy blue penny tile flooring. There’s also a back door off the laundry room that leads to the detached parking garage. Each unit gets their own private enclosed garage, which another vehicle can tandem park in front of if necessary.

Outside, the future residents of this fourplex will have access to a fenced-in front yard with lush landscaping and brick-paved lounging and dining areas. HOA fees are a reasonable $250 per month.

Situated in the heart of Los Feliz Village, 4626 Franklin Avenue is a hop, skip and a jump from neighborhood favorites like Los Feliz Theatre, Figaro Bistrot, Skylight Books and the Sunday farmers’ market. Plus, you can walk to the Vermont/Sunset red line station in 10 minutes flat!

If you’re just as sold on 4626 Franklin Avenue as I am, you can stop by the open house this Saturday, February 1st from 1pm to 4pm. I highly recommend preparing a killer offer letter to submit with your bid!
