Toronto’s Graywood Developments has announced the launch of 250 Lawrence, a boutique, mid-rise residence coming soon to Lawrence Avenue West, east of Avenue Road. Nestled in midtown’s sought-after Bedford Park, 250 Lawrence offers an idyllic setting surrounded by lush green spaces, esteemed schools and a wide variety of supermarkets, restaurants and shops. Part of the project involves naturalizing a portion of the Douglas Greenbelt, which 250 Lawrence backs onto, and re-establishing southern and eastern access to the ravine park.
“250 Lawrence is really about breaking barriers, physically, and encouraging a flow of interconnectedness at the intersection of Lawrence and Avenue,” says Neil Pattison, Vice President of Development at Graywood Developments. “Residents at 250 Lawrence and fellow community members will soon be able to utilize this considerable natural public green space, increasing the appeal and vibrancy of this upscale corridor of midtown Toronto.”
Designed by the award-winning Quadrangle Architects, the nine-storey building boasts a sleek exterior profile characterized by bold geometric design, large balconies and expansive terrace space.
“This community sprouted at the same time as the mid-century modern style of design — the soul of this corridor along Lawrence Avenue arose in the middle of the 20th century and we feel 250 Lawrence allows residents to truly feel the physical and historical nature of the community,” says Les Klein, Founding Principal at Quadrangle Architects. “The very strong horizontal lines that we have used define the urban edge of the building along Lawrence Avenue, and the drop-off is accentuated with a gorgeous bronze-coloured metal canopy featuring linear lighting.”
Inside, common areas and residential suites have been designed by renowned interior design firm The Patton Design Studio. The contemporary lines of the exterior architecture are echoed in the stunning interior spaces and highlighted by the use of high-end materials such as stone, polished and matte porcelain, glazed ceramics, and wood. These sophisticated finishes combine with warm, inviting colour palettes and calming neutrals for a timeless and elegant aesthetic.
“There is a certain ‘tradition and grace’ to Bedford Park, yet also it’s a friendly, modern neighbourhood,” says Bryon Patton, Principal and Interior Designer at The Patton Design Studio. “The overall look of 250 Lawrence is clean with a reference to the past, which is great for the more mature purchaser and while still maintaining a minimalist, in-trend appeal for a younger market.”
Available residential suites include a collection of one-bedroom, two-bedroom and three-bedroom suites with open-concept living spaces, gourmet kitchens and generously-sized bedrooms. The thoughtfully-designed layouts range in size from 500 square feet to over 1,500 square feet and include units with expansive terraces and sweeping views.
Onsite amenities include a dog-friendly spa, nearly 200 spaces for bicycles, and 9,200 square feet of outdoor space. Just under 400 square meters of parkland will run along the east side of the property, from south of Glengarry Avenue all the way to Lawrence Avenue West, enhancing the surrounding public realm. Beyond their immediate surroundings, residents at 250 Lawrence will live moments away from several large green spaces, including the scenic Chatsworth Ravine and Blythwood Ravine Park.
Downtown Toronto is only nine kilometres away and easily accessible by TTC service or car, making 250 Lawrence ideal for commuters. A brief bus ride to the Lawrence West Station provides easy access to the subway, while the Allen Road Expressway is just two kilometres away and connects to Highway 401.
“250 Lawrence is the latest in a series of neighborhood-driven mid-rise developments by Graywood. Following the success of Wonder and Scout Condos in Toronto, we’ve seen first-hand the growing demand for this product type,” says Stephen Price, President and CEO of Graywood Developments. ”Similar to its predecessors, 250 Lawrence is all about connectivity and ensuring the building is inspired by and mindful of its surroundings.”
