Since the project first broke ground in March 2016, 121 E 22ND has been poised to change the architectural landscape of Gramercy Park. The luxury condominiums are the first in New York to be designed by world-renowned architectural firm OMA, founded by Rem Koolhaas. Developers Toll Brothers City Living and Gemdale USA recently celebrated the completion of 121 E 22ND and the first residents have begun moving into their brand new suites.

“The response to this building has been great and our homeowners are delighted by their residences,” said David Von Spreckelsen, New York President of Toll Brothers City Living. “Our homeowners are taking full advantage of the landscaped courtyard, pool, fitness center, lounge and more.”

On Thursday, May 23rd, the design team and developers toasted the monumental occasion with flutes of champagne and a panel discussion on the development of the project. Members of the press were invited to tour the two distinctive structures that make up 121 E 22ND — the 13-story south tower that reflects the neighborhood’s pre-war character and the 18-story north tower featuring a faceted glass façade.

“Collaboratively with Toll Brothers City Living, Gemdale, SLCE and INC. we have conceived a new, dynamic building for the neighborhood that communicates both history and modernity,” said Shohei Shigematsu, partner at OMA and New York office lead, who designed 121 E 22ND.

The building offers a wide array of floorplans, from space-efficient studios to sprawling five-bedroom homes, priced from $1.3 million. Select residences feature private outdoor space, but each comes complete with white oak flooring, high ceilings and premium finishes. Kitchens boast Gaggenau appliances, polished quartz countertops, and acid-etched, back-painted glass cabinetry with custom millwork interiors.

The sumptuous master bathrooms are clad in Calacatta Paonazzo marble — think countertops, tub decks and accent walls — and outfitted with white oak cabinetry, polished chrome Kallista fixtures and acid-etched glass shower doors.

Onsite amenities include an indoor pool, landscaped courtyard, indoor/outdoor residents’ lounge, rooftop terrace with fire pit and grill, private dining room and catering kitchen, fitness center, screening room, and a children’s playroom. The building offers an automated indoor parking system, bike storage, private storage and a 24/7 attended lobby.

121 E 22ND lies at the center of  Gramercy Park, Madison Square Park and Union Square Park. It’s within walking distance of Midtown and close to eight major subway lines, making it easy to connect to all corners of Manhattan and beyond. Residents of 121 E 22ND will enjoy the neighborhood’s award-winning restaurants, cozy bars and lounges, lush streetscapes and iconic architecture.
