It’s all about timing in real estate. As Fern Grove, a single-family home community in Maple Ridge surpassed the halfway point of selling its 34 homes this week, the timing seemed ripe to release its final three homes.
“These are the locations and homes everyone has been waiting for,” sales manager Norm Jones tells Livabl. “Triple-car garage homes right across the street from Alouette River, on lots up to 9000 square feet. It’s a very rare opportunity.”
Diversifying its home styles has been at the root of Epic Homes’ success with Fern Grove, with homes ranging in price from $869,980 to $1.2-million.
“Fern Grove has a nice multi-generational feel about it,” says Jones. “We’ve got young couples moving up from townhomes, and lots of families who have finished the basement for grandparents or university kids.”
That has been at the root of Epic Homes’ success with Fern Grove, which launched this June and is already more than 50 percent sold as just 10 homes remain.
“We’ve got some great incentives for families who buy this fall,” Jones explains, noting the success of a limited-time promotion that includes $30,000 worth of upgrades such as air conditioning, tankless hot water, five premium appliances including gas range appliances, as well as fencing and more.
Part of the multi-generational appeal has to do with the fact that the homes all have full basements that have been laid out to accommodate a secondary suite — allowing two generations of a family to live under the same roof without compromising privacy. The possibility of renting out the secondary suite also has obvious advantages for first-time buyers. “That’s a huge opportunity to have a mortgage helper,” says Jones.
Fern Grove also presents a very rare opportunity to purchase a detached home in the Lower Mainland for less than $1 million. Starting from $869,980, the Blanshard model boasts four-bedrooms, and a selection of Alouette family homes are also available, with double- or triple-car garages and spacious lots ranging from 6,000 to more than 9,000 square feet.
Another of Fern Grove’s big selling features is the location, which is near a number of family-friendly amenities. “It’s just right there on the edge of the sprawling Golden Ears Provincial Park,” Jones explains. With the park comes access to hiking, canoeing, fishing and more. “It’s all right there.”
The community’s Maple Ridge address also means residents will have convenient access when commuting to Vancouver in under an hour via the Golden Ears Bridge and Surrey within 30 minutes.
