After building new low-rise homes throughout Southern Ontario for over 40 years, Thomasfield Homes Limited is getting set to launch its first multi-residential building in South Guelph. Located at Gosling Gardens and Gordon Street, South Hill is expected to be completed by summer 2020 and will house a total of 88 suites and a wealth of lifestyle amenities. Prospective homebuyers can now register online for pre-sales which are scheduled to start next month.


Envisioned by Waterloo-based ABA Architects Inc., Thomasfield Homes worked closely with the architects to develop a building that fit cohesively within the existing neighbourhood.

“Our team began by laying out various site plans that met all the required zoning policies and in the end this midrise, L-shaped strategy offered several advantages over the other concepts which would have required several site variances,” says Josh Bedard, Senior Architect at ABA Architects Inc. “From there we carefully broke down the massing of the building to create a rhythm that is proportionate to the neighbourhood it bookends, but builds in scale toward the corner of Gosling Garden and Gordon where a more dramatic presence is achieved.”


The final result is an eight-storey condominium that will add a touch of West Coast style to the residential street with its modern profile characterized by clean lines, large windows and roof overhangs. Plus, the facade’s harmonious mix of precast cladding, stone and wood provides a warm and welcoming presence for homeowners and guests alike.

“The inspiration behind the design was to be respectful of the building’s immediate context yet showcase the project as a flagship building for Thomasfield Homes,” says Bedard “It was influenced by the West Coast style of architecture found predominantly on the pacific coast. The modern lines, flat roof, natural elements and a strong connection between indoors and outdoors are the key, west coast characteristics we included in the design.”


Inside, the suites boast functional floorplans with open concept layouts, plenty of natural light, and generously-sized living spaces for entertaining. Designed to accommodate the tastes and needs of all types of homebuyers, South Hill features 32 different suite choices ranging in size from 630 square feet to 2,400 square feet.

“The exterior profile with its angular mass greatly affected the suite sizes and layouts,” says Bedard. “However in the end, we were able to work with Thomasfield Homes’ residential design team to create a selection of suite layouts that are all very efficient and unique from what you would expect in a midrise condo.”


Residents of South Hill will also have access to a wealth of lifestyle amenities including a fully equipped gym, outdoor yoga space and dedicated EV charging and car share parking spots. An indoor party room with kitchen provides the perfect spot to entertain friends and family, while the rooftop terrace is great for al fresco dining and summer barbecues.
