Toronto developer Graywood Developments Ltd is following the success of its SCOOP Condos project with the unveiling of SCOUT Condos in West St. Clair West. When Graywood launched SCOOP in the summer of 2016, it was the first new condo project on the stretch of St. Clair Avenue West between Caledonia and Old Weston Road. As a forward-looking developer, Graywood recognized the potential of the area and knew that there was something special about it.
“Cities like Toronto develop in pockets, and this stretch of St. Clair from Old Weston Rd. to Caledonia was primed for smart, community-oriented developments,” says Stephen Price, President and CEO of Graywood Developments. “With SCOOP we introduced a new form to the area, inviting purchasers to come see the changes taking place. We were thrilled with the reception.”
To celebrate the latest addition to the neighbourhood, the developer hosted a garage party this week inside the former West York Chevrolet showroom at 1785 St. Clair Avenue West. The fun-filled event featured back-to-back musical acts, family-friendly games and delicious food and drinks from local establishments like People’s Pint Brewing Co., King’s Delight Caribbean Cuisine, Alli’s Fresh Baked and Sidewalk Ristorante + Pizzeria. The evening was a big success, and brought the community together to celebrate the vibrant future of West St. Clair West.
SCOUT Condos, undoubtedly, will play a key role in that future. Situated at 1791 St. Clair Avenue West, the 12-storey residence — along with SCOOP Condos — will be a welcome addition to the vibrant neighbourhood, and promises to continue the evolution of this stretch of St. Clair Avenue West. Despite the obvious links between the two projects, Graywood describes SCOUT as a sister building to Scoop, as opposed to a more literal phase two.
“SCOUT really is its own, unique building. We’re delivering more residences and working with a new set of materials,” says Adidharma Purnomo, Vice President of Development Project Management at Graywood Developments. “We’ve evolved the form to reflect the ambitions of the community. This will be a new landmark in the area.”
Designed by SMV Architects, Scout boasts a contemporary architectural profile with a boutique vibe. The exterior’s warm colour palette and large windows, combined with its midrise profile, give it a welcoming presence.
“With SCOUT we really have the scale to propel the street forward. What’s emerging is a streetscape that reflects the great neighbourhood that is already here,” says Dan Cowling, Partner at SMV Architects. “That sentiment manifests itself in the design. A glass box wouldn’t really suit the area, so we aimed for a warehouse aesthetic with a focus on masonry.”
Inside, the condominium will house 268 units with spacious, open-concept layouts, expansive living spaces and balconies (as per plan). The suites range in size from 410 square feet to 1,260 square feet and offer one bedroom, one plus den, two bedroom and two plus den layouts.
“We’re looking to build on what we started with SCOOP. Our three virtues for these projects along St. Clair are warmth, craft and modern,” says Michael Krus, Architect and Co-founder of TACT Design. “With SCOUT we’re dialling up the modern and speaking to a larger audience. Given the scale of the building the spaces will be larger and more open. We’re still connecting the amenities with the lobby experience, but we’re using glazing to separate the individual spaces. The open, transparent effect allows us to maintain a feeling of community.”
While residents will have access to modern lifestyle amenities within the building, they’ll also be within walking distance of the myriad of shops, galleries, bakeries and restaurants that dot the neighbourhood.
From new businesses that see the area’s untapped potential, to established retailers like Rose & Sons and Peter Articsok Gallery, who have called the area home for decades, West St. Clair West offers a truly unique flavour and charm. Also nearby are several parks, schools and public transportation options, including the 512 streetcar, which provides an easy connection to the St. Clair West subway station.
“There are so many urban amenities in and around the area and even more in the pipeline,” says Purnomo. “In a few years you will have a new GO Station and a new library on top of the streetcar, the great retail and all the new and old businesses. There is a lot waiting to be discovered and SCOUT will a great new addition to the neighbourhood.”
