Tribeca was named New York City’s most expensive neighborhood in 2017 by the listing site PropertyShark. This was the second consecutive year that the chic lower Manhattan neighborhood topped this list.

And with a median sales price of $4.7 million, Tribeca had very little competition vying for the title of NYC’s most expensive neighborhood. (The difference in price between Tribecca and the city’s number two most expensive neighborhood, SoHo, was over $1.5 million.)

And unsurprisingly, Lower Manhattan — including Tribeca — has been seeing a tremendous boom in new construction in recent years in part due to a massive influx of new residents. Between 1990 and 2014, the Lower Manhattan population has increased by 255 percent. As a result, the neighborhood is seeing scores of new construction buildings erected to meet the demand.

Here’s a quick round-up what you can buy in new construction in Tribeca right now with an asking price under $5 million:

1. 91 Leonard

Developed by Toll Brothers City Living, 91 Leonard houses a total of 112 units, ranging in size from 699 to 3,529 square feet. The building’s facade retains some of its industrial history with some thoroughly modern touches. Amenities include a rooftop terrace, a steamroom and sauna, a screening room, and a private indoor lap pool. Pricing starts at $1.3 million for a one-bedroom.

2. Thirty Park Place

Completed in 2016, Thirty Park Place was developed by Silverstein Properties and houses 157 units. The building includes a conservatory, private pool, fitness center and a children’s playroom. Residences range in size from 1,108 square feet to 5,937 square feet with tall ceiling heights.

Penthouse units feature double-height ceilings in the living room and views of the Hudson River. Pricing starts at $3 million for a one-bedroom, two-bath.

3. 111 Murray

111 Murray is being developed by Witkoff Group, Fisher Brothers and New Valley Realty. It has a total of 157 residents that range in size from 1,573 square feet to 4,014 square feet. The distinctive rounded glass facade encases 111 Murray, offering unobstructed views of the surrounding Tribeca neighborhood.

Amenities include a hair salon, a full spa with treatment rooms, a patisserie, and access to a private jet. Pricing starts at $4.3 million.

4. 45 Park Place

The 50 loft-like residences at 45 Park Place were designed as a nod to Tribeca’s industrial warehouse past. Developed by Soho Properties, with interiors by Piero Lissoni, units in the lower floors meticulously replicate the feeling of loft living in NYC, while the upper-floor residences offer full-floor homes with 360-degree views.

Available units range in size from 880 square feet to 3,562 square feet. Notable amenities include a pool, fitness center, and a children’s playroom. Pricing starts at $1.8 million.

5. The Woolworth Tower Residences

Located on 2 Park Place, The Woolworth Tower Residences by Alchemy Properties Inc. houses a total of 33 residences in a New York City landmarked building.

Residences range in size from 1,294 square feet to 9,710 square feet, with oversized windows and ceiling heights between 10 and 20-feet tall.

6. 100 Barclay

The art deco tower at 100 Barclay has been redeveloped by Magnum Real Estate Group and CIM Group to house 158 sprawling loft units, ranging in size from 1,443 square feet to 14,539 square feet.

100 Barclay offers residents a wealth of top-of-the-line amenities, including sunrise and sunset terraces, yoga and pilates studios, a full spa, heated lap pool, and a steam room. Pricing starts at $4.4 million for a three-bedroom, three-bath residence.
