Truly affordable homes remain far and few between in the southern Ontario market. Little wonder, then, that the first phase of Georgian Sands — a master-planned community of towns and singles priced from the mid-$200s— sold out within weeks. This fall, Elm Developments is once again gearing up for a sales launch. This time it’s Phase 2 starting from $269,900, and VIP registrants will have first access to purchase a new townhome or detached home in Wasaga Beach. The picturesque beach town is undergoing a renaissance with its own plans in the works for a new downtown.
“Our vision of Georgian Sands as a community designed for people, rich with walking-distance amenities like cafés, shops, parks and nature trails, ties in with the plan for the new downtown,” said Elliot Steiner, President of Elm Developments. “We want people to know they can step out their front door and take a walk to meet friends for coffee, go shopping, play tennis or take the children to the playground all without getting into the car. Like the downtown plan, we are creating a more intimate urban atmosphere in the midst of Wasaga Beach’s incredible natural surroundings.”
Home exteriors display materials and colour palettes reflecting Georgian Sands’ coastal setting. Featuring gables, turrets, shiplap siding, shakes and stone, the architecture creates an eye-catching streetscape that’s accented by artful landscaping and meandering pathways.
A wide array of three and four bedroom floorplans will be available to prospective buyers. Interiors are characterized by open-concept kitchens with islands and breakfast bars, great rooms, main floor powder rooms, formal rooms, libraries, mudrooms, and second-floor laundries. Select plans offer indulgent extras such as a freestanding oval soaker tub in the master ensuite, or an elegant optional upgrade of a two-sided fireplace in the library.
Situated adjacent to an 18-hole golf course, Georgian Sands is just a ten minute stroll or bike ride from Wasaga Beach, the longest freshwater beach in the world. An onsite four-acre park with sport courts and a large commercial area of shops and cafés will be part of the Georgian Sands master-planned community. The town of Wasaga Beach recently approved the master plan for its downtown revitalization project, which will include a roundabout on Main Street, an arena or library, public square, commercial development and more.
Wasaga Beach is only 15 kilometers from Collingwood, and 35 kilometers from Barrie. Southern Georgian Bay offers four seasons of recreational activities — from river kayaking, to snowmobiling, to hiking and downhill skiing. The GTA is also accessible thanks to a nearby network of highways.
Be sure to register online as a VIP ahead of this fall’s Phase 2 launch.
