News broke in April of a five-story development to be potentially turned into a safe haven for ten non-profit organizations, thanks to the efforts of Common Ground Urban Development. Six months later, and despite concerns from NIMBY neighbors, approval has been issued.

According to Mission Local, the day was saved for 1850 Bryant Street when Supervisor Hillary Ronen straightened out exactly what was worrying the dissenters — damage to their own building during the demolition. After assuring them of the low-risk situation, the appeal was withdrawn.   

The 172,000 square foot commercial building has already incurred the interest of three non-profits: Mission Neighborhood Centers, Horizons Unlimited and the San Francisco Conservation Corps. MNC provides social services to youths and seniors, Horizons Unlimited is a youth development and empowerment program and the San Francisco Conservation Corps enhances the environment and communities of the City.

The building will be sold 40 percent below market rate. Common Ground Urban Development’s website explains their reasoning, “The 1850 Bryant Street Project will expand the real estate ecosystem to ensure nonprofit social service stabilization.” They will be focused on “early site control, equitable financing structure, social impact capital and shared management.”

The building is aiming for LEED certification to ensure environmental sustainability and keep energy costs down. It will be interesting to learn which other non-profits will vie for the office space and how the addition will enhance the character of the Mission, especially amidst the great “Monster in the Mission” debates.
