Contemporary and affordable condominiums and townhomes are coming soon to Toronto with Daniels FirstHome Markham Sheppard. The Daniels Corporation, along with its partner Diamond Corp., recently broke ground on the new 3.6-acre community at 5131 Sheppard Avenue East during an event attended by Toronto Mayor John Tory.

The Scandinavian-inspired development will feature a total of 328 units, including three six-storey condo buildings with 228 suites and 100 townhomes. Designed with first-time buyers and families in mind, 50 per cent of the homes will be two- and three-bedroom layouts.

Daniels purchased the land from Build Toronto and agreed to a mandate of providing 30 per cent affordable ownership housing within the entire community. Buyers with an annual household income of $90,500 or less are eligible for these homes.

“This is going to make ownership more accessible for lower income Toronto families and help transition them from rental housing to homeownership. And that in turn of course will free up those units that are in rental stock for other people who need them,” said Toronto Mayor John Tory, during a press conference last Thursday.

To assist first-time buyers, Daniels has also created the FirstHome Boost Program. The initiative provides an interest and payment-free second mortgage for over 10 per cent of the purchase price. The second mortgage will be held by the City of Toronto and must be repaid once a homeowner sells their home.

“The funds being utilized for the down payment assistance program are provided by both the Federal and Provincial governments and administered through the City of Toronto’s Affordable Housing Office,” said Niall Haggart, The Daniels Corporation’s Vice President, during the press conference.

Offering studio to three-bedroom layouts, the condos range in size from 443 to 1,053 square feet. The one- and two-storey townhomes feature one to three bedrooms and range in size from 528 to 1,172 square feet.

The three six-storey condo buildings will be built with wood-frame construction. Thanks to changes to Ontario’s Building Code last year, it’s now possible to build six-storey wood buildings. Prior to the amendment, the previous height limit was four-storeys.

“We believe FirstHome Markham Sheppard will be the first community in the GTA to have mid-rise production, wood-frame residences that, ideally, will provide a more cost effective construction methodology,” says Haggart.

Daniels FirstHome Markham Sheppard has exclusive amenities where families can gather and entertain. Indoor amenities span over 3,500 square feet including, a multi-purpose room with fitness and other programmed activities, a kitchenette and lounge space. Outdoors, the community features two barbecues and picnic areas, a children’s play zone, a parkette and chess tables. There’s also community gardens and a greenhouse where urban gardening workshops can be held during the growing season.

Located minutes away from Centennial College, parks, shopping centres and dining options, residents will have easy access to modern conveniences. The development is within walking distance to the TTC, minutes away from Highway 401 and along the planned Sheppard LRT line.

With construction already underway first occupancies are slated for Summer 2019. Prices start from the $290,000s. This fall, The Daniels Corporation will open a community information centre at 1585 Markham Road where interested buyers can learn more.
