The sound of rolling luggage won’t be heard in the corridors of Roccabella. That’s because the developer, MC Finance, has banned short-term rentals throughout the two-tower condo project. By prohibiting home-sharing services, Roccabella hopes to attract buyers who will use their condo as a primary residence.
Airbnb was banned outright in Roccabella’s co-ownership declaration, and tenants must agree to stay for a minimum of three months if the unit is furnished, or six months if the unit is unfurnished. This has greatly reduce the amount of turnover and helped to establish a sense of community. Buildings that allow short-term rentals often have higher maintenance fees and decreased property values. Implementing strict measures has helped Roccabella avoid this fate.
The buildings are managed by MC Finance, a developer with plenty of experience. They’ve been managing their former project, Rocfleuri, for more than a decade. Construction of Roccabella’s de la Montagne Tower has now reached the 40th (and final) floor, and delivery is scheduled for early 2018.
One bedroom, two bedroom, three bedroom and penthouse suites are still available, priced from $343,000 plus tax. Phase Two purchasers have already begun selecting their high-end, European made interior finishes, which include two-tone kitchen cabinets with wood and lacquer, fully integrated SMEG appliances, drawer organizers, marble or quartz countertops, and imported ceramic and solid wood flooring.
Roccabella is conveniently located on René-Lévesque Boulevard West, between de la Montagne and Drummond. Shopping, dining and entertainment attractions along Sainte-Catherine and Sherbrooke West are just a short stroll away, plus Concordia and McGill University are within easy reach of the development. For those who commute via public transit, the nearby Lucien L’Allier metro station will connect you to all corners of the city.
