The first residents have begun moving into their new luxury condominiums at 70 Charlton in West SoHo. Construction on the 116-unit tower by Extell Development Company wrapped up at the end of March, and only a handful of units remain before the sought-after project is sold out.


Designed by award winning, New York-based Beyer Blinder Belle Architects, 70 Charlton consists of two, 22-story and 23-story towers, fronting Charlton Street and Vandam Street. The towers are connected at ground level by a common lobby, courtyard and basement.


Inspired by the neighborhood’s industrial past, the architects conceived a plan that pays homage to the warehouses and printing factories which once lined the local streets. Traditional design elements include a facade clad in a mix of metal, rusticated red brick and large casement windows with dark mullions. Steel accents are also used in the lobby awning and in the horizontal channels that run throughout the facade, providing another nod to the area’s rich architectural history.


The well-appointed interiors were crafted by the renowned design team at Workshop/APD, and boast modern and spacious layouts with one to four bedrooms. The gourmet kitchens are available in polished or natural finish packages complemented with Caesarstone Blizzard slab countertops, patinaed steel trim, and grey wash oak floors. Some suites also feature outdoor space and multiple exposures, with skyline and Hudson River views.


Prospective homebuyers are invited to schedule an appointment to view two beautifully furnished model suites inspired by the sophisticated, chic, yet edgy vibe of nearby Hudson Square.


Residence 7F is a two bedroom, two bathroom home with nearly 1,500 square feet of living space. Envisioned by interior designer Patricia Fischer, suite 7D is fresh and inviting with pops of color mixed with neutral palettes and statement lighting fixtures. The thoughtfully designed floorplan offers a welcoming entry foyer, north-facing living and dining room, gourmet kitchen, a master bedroom with dual closets and secondary bedrooms with ensuite baths.


Residents of 70 Charlton will benefit from the building’s impressive list of on-site amenities. On the ground level, homeowners and visitors are welcomed by a 24-hour doorman and concierge area complete with refrigerated storage space for fresh food and flower deliveries.
