Well known in Toronto for boutique projects like 181 Davenport and 128 Hazelton, Sam Mizrahi is bringing his taste for elegant architecture and sophisticated design to the City of Ottawa. Located on the western edge of Ottawa’s Wellington Village, 1451 Wellington is ideally situated on the corner of Island Park Drive and Wellington Street just minutes from the downtown core and the Ottawa River. The 12-storey residence is the first of its kind in Ottawa offering unprecedented luxury, exquisite amenities and timeless architecture.

“I saw an opportunity in Ottawa to serve the high-end luxury real estate market the way that we have been serving this niche market in Toronto,” says Sam Mizrahi, President and Founder of Mizrahi Developments. “I felt that there was a market demand — with Ottawa being the capital of Canada — it appears as though other developers have not really served this market or were not interested in serving this niche in the same way that we envisioned.”


To bring his vision to life Mizrahi partnered with Henry Burstyn of Page + Steele IBI Group Architects to design the landmark building. The Toronto-based architecture firm is one of the oldest in Canada and has significant expertise in hotel, retail and residential developments. The final design boasts an elegant limestone exterior topped with a copper mansard roof and offers the old-world charm and craftsmanship inspired by the city’s many landmark buildings.

“I would describe it as truly “timeless” architecture with a transitional design aesthetic,” says Mizrahi. “I was inspired by world class iconic architecture around the world and in Canada that I have seen over the years including the Parliament buildings, Supreme Court and the Chateau Laurier.”

Opened this spring, the presentation gallery was designed to match the grandeur of the project. Inside, the gallery features replicas of the development’s common areas, an architectural scale model of the building and several beautifully finished suite vignettes.


A replica of the bright and open lobby area welcomes guests through a set of large double doors. When the condominium is complete the lobby will feature 24-hour concierge and valet services at your command. Whether it’s booking event tickets, accepting deliveries on your behalf or assisting with groceries, the concierge is available to meet all your needs.


For entertaining, residents will have access to a fully furnished entertainment room complete with a dining room, lounge area and catering kitchen. Other amenities include an aquatic fitness area with a lap pool, fully-equipped exercise room, heated car wash station and indoor pet wash facilities.

“The buildings amenities are similar to a five star boutique hotel that you actually own,” explains Mizrahi. “It includes everything from 24-hour, 7-days-a-week concierge, security and valet services, to an indoor saltwater pool, full fitness retreat with Techno Gym equipment and a guest suite.”


Priced from the mid $400,000s, the homes at 1451 Wellington were designed by award-winning designer Brian Gluckstein and feature open concept layouts with nine to ten foot ceilings, LED recessed lighting and premium finishes. Like previous Mizrahi developments, each suite is designed and built to feel like a traditional home and can easily be customized to suit individual needs. Plus, prospective homebuyers can even combine units should they require more space.


However you choose to design your suite, you can be sure that it will be equipped with the latest features and finishes. Stone tile floors are standard in foyers, kitchens and bathrooms, while engineered hardwood are
included in living areas, bedrooms and dens.


The designer Irpinia kitchens are appointed with stone countertops, contemporary cabinets with valance lighting and a Miele appliance package with a gas or electric cooktop, oven, integrated dishwasher, integrated refrigerator, microwave and hood fan.
