Known for its abundant green spaces, well-maintained homes and proximity to schools, shops and public transit, Toronto’s Leaside is a neighbourhood that’s high in demand. Located within the community at 25 Malcolm Road is The Upper House Condos. Developed by Knightstone Capital Management with builder SkyGrid and architecture by Kearns Mancini Architecture Inc., the 66-unit residence is already 65 per cent sold and construction is well underway.
When BuzzBuzzNews visited the site in March, crews had just completed demolition of the former Canada Post building that occupied the lot, and heavy machinery was being brought in for excavation. We returned to the site this week to check out the latest in construction progress.
Over the course of the summer months, crews were busy digging two levels into the ground where the parking garage will be located. A major part of this phase involved the shoring process which is used to retain the wall surrounding the site and ensure that it doesn’t cave in. Shoring also protects the surrounding properties and land by helping to keep them undisturbed during construction.
Elsewhere on site, the construction crane has been installed and concrete pillars have been poured as the project inches closer to grade level. Once at grade, it shouldn’t be long before we start to see the seven storey midrise begin to take shape.
When completed in October 2017, The Upper House will consist of a variety of floorplans from cozy studios to expansive three bedroom suites with a den. A collection of 12 townhomes on the ground level are also available and feature open concept layouts with spacious main floor living areas and large bedrooms on the second floor.
Designed by Chase International Consultants in Design Inc., interiors boast an impressive features list that includes nine foot ceilings, pre-finished engineered hardwood floors and balconies, terraces or patios with gas barbecue hookups.
The sleek and contemporary kitchens are well-appointed with quartz countertops, designer cabinetry with recessed undermount LED lights, and a full appliance package with a counter-depth refrigerator, electric cooktop, convection oven, dishwasher, microwave and hood fan.
Bathrooms also impress with quartz vanity tops, soaker tubs with chrome faucets and frameless glass showers as per plan.
Residents will also have access to several on site amenities including a fully-equipped fitness studio, pet spa, and a resident’s lounge complete with a full catering kitchen, dining area, fireplace, large screen TV and access to an outdoor patio garden. The rooftop terrace provides even more space for entertaining and includes an integrated barbecue, prep area and an outdoor lounge with fireplace.
