The second phase of The Metalworks, downtown Guelph’s new urban village, is launching on Saturday, October 1st. The Studio at The Metalworks is a contemporary-style condo building featuring one bedroom, one bedroom plus den, two bedroom and two bedroom plus den suites, plus Penthouse and Bankhouse units. With prices from the mid-$200,000s, these thoughtfully designed condos by Fusion Homes are sure to sell quickly when the sales centre doors open at noon.
The floorplans range from 531 to 2,242 square feet, and are characterized by spacious kitchens with functional islands, cozy dining spaces, laid-back living areas and oversized windows that maximize natural light.
The site of The Metalworks holds both a storied past and a promising future. In the mid-1800s, a mill and distillery sprung up along the banks of the Speed River. By the turn of the century, The AR Woodyatt Company had taken over the site and began manufacturing hardware. It was purchased again, this time by the Taylor-Forbes Company Ltd., who built a new foundry and machine shop. In 1956, the land was sold to The W.C. Wood Company, who occupied the space until 2010 when the business closed.
Today, a new chapter is being written — one that involves 600-plus new residences, 100,000 square feet of green space, a 50-foot wide walkway along the Speed River and 30,000 square feet of commercial space.
Residents of The Studio at The Metalworks will be able to enjoy in-house amenities, in addition to those included in Phase One of the project. The courtyard features a natural gas fire pit that will extend outdoor entertaining into the fall. There’s a relaxed lounge area with comfortable furniture and a flatscreen TV, as well as a chef’s kitchen and dining room for hosting private dinner parties. When friends and family from out of town come to visit, they can rent out the well-appointed guest suite.
The Phase One amenity space features a state-of-the-art gym, pet spa, entertainment room and a lobby with an onsite concierge. Residents can enjoy two additional courtyards with shared barbecues, and of course the River Walk, which is perfect for a leisurely stroll with Fido or an early morning jog.
The Studio at The Metalworks will go on sale at noon on Saturday, October 1st. The sales centre is located at 5 Arthur St. South in Guelph. Potential buyers are encouraged to register online for more details about the project.
