Anyone in the market for a new condominium in Toronto knows that finding family-sized suites can be challenging. Faced with cramped living spaces or unaffordable prices, the options for young families are often limited. To address this challenge, Samm Developments has announced that 60 per cent of the second phase of its Kennedys Condominium project will consist of two-bedroom or larger layouts. Furthermore, 20 per cent of these units will be two-bedrooms with a den and another 20 per cent will be three-bedroom designs.
“This is right in line with what we have noticed the past couple of years,” said Charles-Étienne Jaque, Director at Milborne Real Estate Inc., which is handling sales at The Kennedys. “My team within Milborne brings up to a dozen new projects to the market each year, and the demand for larger suites is growing, especially in recent months.”
Launched earlier this summer, the four-tower complex will form the residential component of a large master-planned community located at Kennedy Road and Highway 401. The ambitious mixed-use project will ultimately include residential towers designed by Page + Steele IBI Group Architects, retail spaces and a renovated Delta by Marriott Hotel.
“Approximately 70 per cent of the suites in phase one are one-bedroom and one-bedroom plus den layouts,” said Ali Akman, President of SAMM Developments. “They are being received very well by registrants, and we have also had a lot of requests for larger suites.”
In planning the second phase, Akman and his team considered what’s currently available in the downtown core where even three bedroom units have limited square footage.
“At The Kennedys, Tower Two three-bedroom layouts will be 900 square feet and up,” he said. “Most condo shoppers who want these bigger sizes have had to settle for 20-plus year old buildings that have lackluster amenities and higher maintenance fees.”
Residents at The Kennedys will have access to a wealth of modern amenities designed with rest and relaxation in mind. Situated atop the podium, the amenities include a fully accessible indoor pool with a hot tub, wellness centre with a workout and aerobics area, and an outdoor space complete with a lounge, dining areas and barbecues. Other amenities include a games room, hotel-style lobby with concierge and a European-inspired piazza dotted with public art pieces, cafes and restaurants.
Even more amenities are just minutes away thanks to the project’s desirable location at 2035 Kennedy Road. The neighbourhood boasts a great selection of activities for all including the Tam O’Shanter Golf Club, the Kennedy Commons shopping centre and numerous parks and green spaces like Collingwood, Dorset, Inglewood Heights and McDairmid Woods. The iconic Scarborough Bluffs and its breathtaking views of Lake Ontario are also just 10 minutes away.
“This location offers the opportunity for affordable luxury close to a wealth of amenities including parks, schools, shopping and convenient access to the bus, subway and LRT, as well as proximity to Highways 401 and 404,” said Akman. “Once it’s completed, the extension of the Bloor-Danforth subway eastward will also add to the value at The Kennedys.”
Unlike other areas in Toronto, the housing prices in the east end haven’t skyrocketed, making homeownership attainable for more people. Priced from $230,990 — including parking — the suites at The Kennedys offer outstanding value with luxurious finishes and spacious layouts designed by the renowned Tomas Pearce Interior Design Consulting Inc. Standard finishes include wide plank engineered floors, stone countertops, designer tile backsplashes and a stainless steel appliance package.
“Condo shoppers realize the value in the east end, where ownership is still attainable, unlike downtown which has seen big price increases,” said Jaque. “If you look at Toronto, one-bedroom condos have not seen the same price increases of the larger suites in general. There are also many more of the smaller condos available than larger suites. At The Kennedys, the spacious suites in Tower Two are likely to see greater and faster increases in value.”
