Anyone in the market for a new condominium in Toronto knows that finding family-sized suites can be challenging. Faced with cramped living spaces or unaffordable prices, the options for young families are often limited. To address this challenge, Samm Developments has announced that 60 per cent of the second phase of its Kennedys Condominium project will consist of two-bedroom or larger layouts. “This is right in line with what we have noticed the past couple of years,” said Charles-Étienne Jaque, Director at Milborne Real Estate Inc., which is handling sales at The Kennedys. “My team within Milborne brings up to a dozen new projects to the market each year, and the demand for larger suites is growing, especially in recent months.”
Launched earlier this summer, the four-tower complex will form the residential component of a large master-planned community located at Kennedy Road and Highway 401. “Approximately 70 per cent of the suites in phase one are one-bedroom and one-bedroom plus den layouts,” said Ali Akman, President of SAMM Developments. “They are being received very well by registrants, and we have also had a lot of requests for larger suites.”
In planning the second phase, Akman and his team considered what’s currently available in the downtown core where even three bedroom units have limited square footage.
“At The Kennedys, Tower Two three-bedroom layouts will be 900 square feet and up,” he said. “Most condo shoppers who want these bigger sizes have had to settle for 20-plus year old buildings that have lackluster amenities and higher maintenance fees.”
