A new luxury townhome community has arrived just a 15-minute drive from Winnipeg’s downtown core, offering prices well below the city-wide average.
Terra Commons, located at 1225 Troy Avenue, features move-in ready homes — which were recently appraised at $237,900 — for just $207,900 (including net GST) for a three-bedroom, two-to-three bathroom home, as per plan.
This works out to $1,099 per month or less, and is considerably lower than the average Winnipeg home price, which was $292,316 at the end of last year, according to a recent Royal LePage House Price Survey. Meanwhile, a limited number of two-bedroom 1.5-bathroom townhomes at Terra Commons are priced at $180,900.
Thanks to early closings, potential buyers won’t need to wait around for contractors to build their homes. And because the homes are already completed, you get to see the finished product rather than having to rely on a 2D floor plan or architectural rendering.
When those interested do set foot inside a Terra Commons townhome, they’ll find themselves inside an open-concept space — these range in size from 900 to 1,400 square feet — flooded with natural light from large tri-pane windows.
Every home has a 10-year warranty and features upscale touches throughout, including engineered hardwood and tile floors, maple cabinetry, quartz countertops and stainless steel Whirlpool appliances.
Within each townhome’s main bathroom, there’s a soaker tub and an espresso maple vanity, and outside there is either a Duradeck balcony or wood deck, as per plan. “In a word, they’re luxurious,” says Garry Hirsch of Cornerstone Real Estate. Each townhome comes with over $50,000 in savings, including upgraded finishes valued at over $15,000. It’s an opportunity to have built-in equity the day you move in.
The homes are also efficient. A Geothermal HVAC system warms and cools all the townhomes at Terra Commons by drawing on heat from the sun and Earth. Using pipes that reach 10 feet beneath the ground, the system delivers heat to the homes in winter, and forces it out it from them in the summer. In addition to being eco-friendly — no fossil fuels are required — this is expected to cut operating costs.
Due to Terra Commons’ proximity to Winnipeg’s downtown core, the area surrounding the community is brimming with amenities. There are also plenty of cafes, restaurants and grocery stores within walking distance.
