As more and more developers build condominiums within urban landscapes, the demand for green amenity spaces that connect residents with nature continues to grow. One company that has embraced the trend is Gemterra, the developer of Joy Condominiums in Scarborough.

Located at 195 Bonis Avenue on a quiet residential area just north of Kennedy Road and Sheppard Avenue, Joy is the second tower in Gemterra’s master-planned community following the construction of Love Condos, which has already sold out. The project has been a sales success thanks in part to its impressive array of amenities and green spaces that foster social, health and environmental benefits for its residents.

Amenities start on the ground level where residents and visitors are greeted with a cobblestone driveway surrounding a green island dotted with perennials, shrubs and bike parking.

Situated between the two towers, a central amenity building houses more common areas including an indoor swimming pool and hot tub, change rooms with saunas, and a state-of-the-art fitness centre with an aerobics and yoga room. Outside, the communal courtyards are found on both end of the building and come equipped with grilling stations and plenty of seating for entertaining. Other amenities include a party room, billiards room and lobby with a 24 hour concierge.

The pièce de résistance however is the expansive, open field-like green roof terrace that sits atop the glass enclosed amenity building. Designed by landscape architect Gus Maurano of The MBTW Group, the beautiful roof garden and terrace provides over 4,000 square feet of entertainment space and includes open areas for recreation, a walking/running track, and furnished outdoor lounges.

Furthermore, a serene, meadow-like atmosphere is created by the lush gardens with colourful astors, little bluestems and allium with seasonal wind grass, prairie dropseed and Canada wild rye.

“Gemterra is building a neighbourhood at large,” said Maurano. “The hybrid green roof and planted space adheres to the City of Toronto’s Green Roof Bylaw, making these outdoor spaces not only functional from an ecological standpoint of view but there is a connection with nature, offering the best of both worlds, improving residents overall well being.”

Sales at Joy Condos start from the low $200,000s with spacious, open-concept floorplans with high ceilings and expansive windows. Standard finishes include nine foot ceilings, premium plank laminate floors, contemporary designer kitchen cabinets and quartz kitchen countertops with ceramic backsplash. A modern stainless steel appliance package is also included consisting of a refrigerator with bottom freezer, paneled multi-cycle dishwasher, glass electric cooktop and self-cleaning oven.
