Branthaven’s much anticipated Lake House development reached a major milestone this week as the waterfront community officially broke ground yesterday afternoon. When the project opened last August, the response from potential buyers was overwhelming with many camping out overnight for a spot in line. Yesterday’s event was just as successful with residents, home buyers and trade partners joining Branthaven President Steve Stipsits and Grimsby Mayor Bob Bentley to commemorate the event.

“Back in 2009 we started looking at this quadrant knowing that it was one of the last areas of development that we had in Grimsby,” said Mayor Bentley. “It’s one of the most beautiful places in Grimsby and when you see the plans of the work that is going to be done here, it is going to be one of the nicest complete community in the Niagara region.”

Stretching over 17 acres along prime Grimsby waterfront land, Lake House is a truly master-planned community featuring resort style amenities, commercial spaces, and a unique selection of condominium suites and two- and three-storey coastal-inspired townhomes.

“The site is a once-in-a-lifetime opportunity for us,” said Stipsits. “What sets Lake House apart from other so-called waterfront developments is its actual location directly abutting the shores – 17.5 acres of prime waterfront real estate. The site’s unusually wide strip of land and expansive lake frontage is unprecedented and unmatched in the region.”

The new development will also create a new main street along Winston Road allowing for easier access to nearby roads and highways as well as introduce a new retail corridor to the neighbourhood.

“We realize that with the sheer amount of people coming down, we needed a community centre along Winston Road so we’ve brought 20 business locations to the new main street,” explained Stipsits. “We’re already working with dentists, restaurants and other businesses for the area. There’s also a fantastic restaurant opportunity right within the Lake House complex in a waterfront unit overlooking the lake.”

Residents of the condos will also have access to a wealth of on-site amenities including an elegant lobby and lounge area finished in rich natural wood and stone, as well as an outdoor pool area with lounge chairs and gazebos. Other amenities include a billiards room, private dining area with catering kitchen, an outdoor terrace and a well-equipped fitness room.

The townhomes are offered in three unique collections each with its own architectural style and aesthetic. The Shoreline collection, situated on the water’s edge, boasts a blend of classic cape cod styling with angled peaks and flared columns and shakes. Modern features include glass-paneled balconies, large picture windows and a fully finished walkout basement.

The Waterside collection provides a more contemporary craftsman flare with premium siding and cedar profile shakes, while interiors are defined by open concept living spaces, high quality finishes and a rear walk-out deck.

The Village collection rounds out the townhome offerings and features two-storey units above independent street level commercial space. Each unit includes large contemporary style windows to draw in an abundance of natural light and large balconies for outdoor lounging.

Being a Branthaven community, all homes come with the developer’s exclusive Fresh Thinking™ features, finishes and in-suite technology. These built-in bonuses include under-cabinet iPad mounts, pull-out garbage bins and customizable peg organizer drawers.

Now that the site has officially broken ground, it won’t be long before we start seeing more construction progress including excavation and road construction.

“As you can see a lot of work has already been done including shoreline protection and seawall construction and now we’re excavating and laying the groundwork for building construction to start,” explained Stipsits. “As soon as the roads are in we’ll start the townhomes and everything will start to take shape.”
