With the 150th anniversary of Confederation coming up in 2017, the city of Ottawa has been abuzz with activity as several legacy development projects are now under construction. From an ambitious light rail transit line to a $100 million mixed-used development in the heart of the ByWard Market, the city is being transformed in time for the big celebration.
At the centre of the activity is a brand new development by Montreal-based developer DevMcGill. Located at 60 Waller Avenue in downtown Ottawa, ArtHaus will be the residential component of the Ottawa Art Gallery (OAG) and Arts Court redevelopment — Ottawa’s new ‘centre of creativity’ and one of the country’s most innovative and future-forward urban developments.
To learn more about the project, BuzzBuzzHome News visited the presentation gallery at 264 Rideau Street last week, to get a sneak peek before it opens to the public.
Since launching pre-registrations in October, ArtHaus has garnered a lot of interest from locals familiar with the sought-after location just steps from the Rideau Centre, University of Ottawa and the ByWard Market.
“Response has been great with lot of people very excited about the project and have even brought a friend or family member to purchase,” said Derek Nzeribe, Senior Vice President of TradeUp Real Estate, the brokerage handling sales for the condo. “I think a lot of people are very familiar with the location. As soon as you tell them that it’s between the University of Ottawa and the Rideau Centre, they know exactly where it is.”
When the presentation centre opens on March 20th, visitors will get a first hand look at the impressive features and finishes that come with every suite. These include nine-foot smooth finished ceilings, pre-finished engineered hardwood floors, custom cabinetry, quartz countertops, and an appliance package with fridge, dishwasher, cooktop, oven and range hood.
Although there isn’t a full model suite on site, prospective homebuyers can explore a 3D scale model and even take a virtual tour of the interiors through innovative immersion technology using Google Cardboard and a smartphone. Not only is it fun to use, but the system allows homebuyers to experience the development even after leaving the sales office.
“It’s really about interacting with the purchaser,” explains Nzeribe. “It’s a different experience than what they typically have when they go into a sales office and speaks to the developer’s goal of providing an extraordinary sales experience.”
Approved for capital funding in 2013, ArtHaus is a joint venture between the City of Ottawa, DevMcGill, The Ottawa Art Gallery, Group Germain and the University of Ottawa. When completed in 2017, the master-planned community will offer residents a unique lifestyle combining residential units with a fully renovated and expanded Ottawa Art Gallery, Ottawa’s first Le Germain luxury hotel and a 1,600-square-foot theatre which will be run by the University of Ottawa.
Designed by leading architectural firm Groupe Regis Cote, the 23-storey tower features a contemporary exterior aesthetic defined by a modern glass facade with clean and minimalist vertical lines.
Inside, DevMcGill partnered with Toronto-based U31 to design the suites and common areas including a dramatic lobby with sculptural ceilings lights, integrated seating areas and a gallery wall showcasing the work of local artists. The sophisticated space will also boast Ottawa’s first ‘virtual concierge’ and intercom system that will allow residents to communicate with a concierge team located off site.
From the main lobby area, two high speed elevators will whisk residents to the 15th floor where 89 condo suites occupy the top nine floors of the building above the hotel.
Also on the 15th floor are the residences’ private amenity areas including the Firestone Lounge, an exclusive multi-purpose entertainment centre complete with fireplace, TV lounge, catering kitchen and formal dining room. A state-of-the-art fitness centre is also available with modern cardio equipment, yoga and weight training areas.
An expansive rooftop terrace and Winter Garden rounds out the long list of amenities and offers a four seasons outdoor oasis with a fireplace, landscaped lounge areas and spectacular views of the city.
Suites at ArtHaus range in size from 500 square feet to 1,400 square feet and start in the mid-$200,000s. Be sure to register online to be the first to learn about the public grand opening on March 20th.
