Long-standing GTA developer Alterra is bringing two new condo projects to downtown Toronto with the separate launches of 321 Davenport and 159 Wellesley.

Both pre-construction projects are centrally located, but each will put residents in a different neighbourhood with a character all its own, this despite the fact the developments are just a 10-minute drive apart.

One-Fifty-Nine Wellesley will rise above the corner of Sherbourne and Wellesley Street East, just minutes from Yonge and Bloor — a bustling transit hub, contributing to the address’ impressive walkscore of 95.

An early rendering of the project from local firm Quadrangle Architects shows a gleaming, clean-lined 30-plus-storey tower anchored by a four-storey podium.

The streetscape surrounding the corner lot is lined with trees, and podium signage suggests the possibility of retail at grade.

On the other hand, 321 Davenport is nestled between the lux boutique shops of Yorkville and the historic homes of the Annex to the south and a burgeoning stretch of Dupont Street to the north.

In recent years, the nearby portion of Dupont — once flanked by industrial development — has come to attract a growing number of galleries and artists’ spaces, such as Artscape Wychwood Barns and restaurants.
