In Toronto and Vancouver real estate, $1 million doesn’t go very far — especially for home hunters in the market for a single-family dwelling.

Just look at last month’s figures from real estate boards in these cities: the average selling price of a standalone home in the Greater Toronto Area was $816,705, while the benchmark in the Vancouver metro area was soared to $1,305,600.

But elsewhere in Canada, markets aren’t as hard on the wallet. Given the yawning gap between Toronto and Vancouver and virtually every other market, BuzzBuzzHome News has searched local MLS listings to see how far roughly $1 million goes in the single-family segment from coast to coast. While it’s hardly scientific, on a good day, all of these homes are within a 20-minute drive of their city’s downtown core, and most are much closer.

A warning: if you live in Toronto or Vancouver, some of these listings may have you itching to pack up and move.

Halifax, Nova Scotia

Wake up and breathe in the fresh ocean air, unless that new-home smell overpowers it. This modern custom build, completed last year, is just south of the downtown core of Halifax, and only minutes from Point Pleasant Park and the choppy waters of the Atlantic Ocean.

Montreal, Quebec

MLS listing: 7390 Rue Mount

In Montreal’s Cote-des-Neiges neighbourhood with close to a million dollars, you can swoop in on a renovated cottage-style home with a heated above-ground pool out back.

Ottawa, Ontario

MLS listing: 942 Colonel By Drive
Price: $995,000
Lot size: under one acre
Floor size: not available
Bedrooms: 4
Bathrooms: 3

The Tudor-style detached home at 942 Colonel By Drive is a quaint abode with warm wood finishes that nevertheless offers the convenience of a central city location. Across the Rideau Canal it overlooks, downtown Ottawa is a 10-minute drive away.

Toronto, Ontario

MLS listing: 257 Pacific Avenue
Price: $999,900
Lot size: 2,348 square feet
Floor size: not available
Bedrooms: 4
Bathrooms: 2

It’s a good thing High Park is so close by: there’s not much room to stretch out on this lot. There are, however, two sun decks and a balcony that can somewhat make up for the space deficit around this semi-detached.

Winnipeg, Manitoba

1314-liberty-street Photo:

Listing: 1314 Liberty Street
Price: $958,000
Lot size: 1.18 acres
Floor size: 4,259 square feet
Bedrooms: 6
Bathrooms: 5

Space is not an issue here. “As you enter the circular drive, you will start to feel at home,” reads the listing for 1314 Liberty Street. Probably you’ll also feel like a high-net-worth-individual — especially once inside. There’s a sauna, the master bedroom has a fireplace, ensuite and access to a balcony, and a “massive recreational area” could house an indoor pool.

Edmonton, Alberta

Listing: 9 Tweedsmuir Crescent
Price: $990,000
Lot size: 5,933 square feet
Floor size: 2,462 square feet

Price: $990,000
Lot size: 10,436 square feet
Floor size: 2,789 square feet
Bedrooms: 4
Bathrooms: 4

You’ll feel on top of the world in this home, or at least Calgary. Sweeping vistas of the city below can be observed from this custom two-storey dwelling. There’s also a games room, wet bar and sauna for those times when you’re not gazing out the windows at Cowtown’s core from above.

Listing: 605 Cordova Street
Price: $950,000
Lot size: Not available
Floor size: 1,956 square feet
Bedrooms: 4
Bathrooms: 1

This one’s a fix’er up’er, and the brusque listing makes no bones about it. “Lot value home in convenient location,” it says. “House looks good from the outside but inside needs work.” Oh, and there’s another snag: it’s a registered City of Vancouver heritage home.

139-simcoe Photo: RE/MAX

Listing: 139 Simcoe Street
Price: $969,000
Lot size: 5,445 square feet
Floor size: 2,311 square feet

Pent-up demand for Vancouver real estate has sloshed over into Victoria and other surrounding areas. This home appears to evidence that with its price tag, but it did undergo a serious reno a decade ago, including the expansion of both floors bumping the total floor space.
