After officially breaking ground last summer, crews at The Colours of Emerald City by Elad Canada have been hard at work on the next phase of the master-planned community. Block B will consist of The Colours of Emerald City at 13 storeys and Fifth on the Park Condos at 24 storeys, occupying the north and south ends of the site. A 33-storey third tower is also planned for the northeast corner, but hasn’t been officially announced yet.
BuzzBuzzHome News visited the site last week to snap some photos and get the latest update on construction. When we arrived, huge dump trucks were hauling out the last few loads of earth as excavation on the four-level underground parking garage wraps up and work on the foundation and structure begins.
“Our plan is to build the underground parking, which is shared between the three towers in one phase,” said Ron Weinstock, Executive VP of Business Development & Construction at Elad Canada. “When homeowners of the first tower take possession, the entire underground parking and amenity areas will be finished, so it won’t be a construction site.”
Workers were also putting the finishing touches on two pads in preparation for the arrival of the project’s construction cranes in the coming weeks.
The first two towers will be constructed simultaneously with The Colours of Emerald City anticipated to reach grade by March 2016 and Fifth on the Park to follow suit in August 2016. Completion of the two towers will be separated by about a year with Colours scheduled for occupancy in summer 2017 and Fifth on the Park scheduled for the same time in 2018.
When completed, residents of both condos will share a wealth of amenities within the complex. Typical condo amenities like a party room, fully-equipped fitness centre, swimming pool, saunas, and an outdoor patio and terrace are all included. However, Elad has gone a step further by adding a WiFi Café Lounge, an arcade and game centre and even a karaoke/theatre room.
Over on the south side of the project, the developer is building a new street in order to ease traffic congestion from Don Mills Road. The road also separates Block B from Block C, the third phase of Emerald City. No dates have been released for that part of the community but we do know that it will include a retail component.
In addition, residents of the community will be steps from the newly opened Parkway Forest Community Centre, across the street from Block B and C. This state-of-the-art facility features a full-size gymnasium, weight room, dance studios, running track, craft and meeting rooms, youth lounge, commercial teaching kitchen, YMCA-run daycare centre and a rooftop garden. An aquatic centre and outdoor pool are also slated to open next fall.
With a WalkScore of 80, Emerald City is also conveniently located near schools, parks, the Don Mills subway station and all the shops and services at Fairview Mall.
Prices at The Colours of Emerald City start at $248,900 with a wide selection of suites still available. Fifth on the Park is scheduled to launch this fall with prices starting in the mid-$200,000s.
