Parking garage conversions are relatively unheard of in New York — but in theory, the practice could reduce waste and address the growing demand for open, airy floorplans. The Greenwich Village 12 East 13th Street development utilized this practice — maintaining the building’s industrial aesthetic and benefitting from its high ceilings and 67 foot width.
The boutique-style residence features a glass encased triplex penthouse with four bedrooms and four and a half bathrooms. There are two outdoor terraces encompassing 906 square feet that are rich in greenery. The unit’s three storeys are connected by a wood and glass open staircase that runs the length of its massive windows. But hey, if you can’t be bothered there’s also a private elevator.
