Let’s peruse the three available units at 234 East 23rd Street in Gramercy.

The 20-story, 57-unit condo project by Naftali Group kicked off sales in June and hit the 75 percent sold mark in September. In December, a custom duplex combo of three separate apartments went into contract for $8.5 million. The duplex took up the entire 16th floor and most of the 15th floor.

Goldstein, Hill & West Architects designed the handsome brick facade with bold casement windows, while Rottet Studio infused the interiors with the refinement of a boutique hotel.

The three remaining units at the building are three-bedroom 10C, asking $2.995 million; three-bedroom 14C, asking $3.07 million; and the four-bedroom penthouse, asking $6.445 million — 8 percent higher than its asking price of $5.975 million in September.

Measuring 2,302 square feet, the full-floor penthouse has 3.5 baths and 1,347 square feet of private exterior space. The terrace runs across the southern side of the apartment and can be accessed from the entertaining rooms and the master bedroom. The terrace flows into a loggia, with stairs up to the private rooftop terrace with outdoor kitchen. The layout can be configured as a four-bedroom or three-bedroom with library.

The kitchen features white quartzite countertops, silver travertine backslash and open stainless steel shelving, while the master suite contains two walk-in closets. The master bathroom is fitted with a custom patterned stone tile floor, Waterworks fixtures, custom vanity with double sinks in Carrera marble and limestone walls. Floorplan below:
