301 East 61st Street is rising in the Upper East Side.
Located on the corner of East 61st Street and Second Avenue, the 19-story project will have 30 units, according to the plan exam application filed in in 2012 and issued in June. When complete, the building will span 43,695 square feet of residential square space, with 1,035 square feet of commercial space.
The property sold for $15.4 million to Dart Development Group via 61st and 2nd NYC LLC in March 2012, as shown by Department of Finance records. At the time of the sale, a five-story apartment building was located on the lot; the area’s C2-8 zoning district allowed for 37,012 buildable square feet, with an additional 8,000 square feet of inclusionary development rights secured by the previous owner, according to Massey Knakal.
The site is the first New York City purchase for Dart, which is based in Lansing, Michigan.
