A custom duplex at Naftali Group’s 234 East 23rd Street in Gramercy is in contract for $8.5 million.
A combination of three separate apartments, the duplex takes up the entire 16th floor and a big chunk of the 15th floor at the 20-story condo project. The 57-unit building, which launched sales in June, is more than 80 percent sold. Goldstein, Hill & West Architects crafted the perfectly balanced brick facade, while Rottet Studio designed the interiors.
The buyer of the duplex lives in the neighborhood and wanted to stay in the area, but in a full-service building with views for his growing family, according to Alexa Lambert, Executive Vice President of Stribling Marketing Associates.
Prices for the remaining residences start at $1.4 million for a one-bedroom and go up to $5.975 million for a 2,302-square-foot, recently released penthouse with private outdoor space. Units feature open living spaces, floor-to-ceiling casement windows, hardwood floors and kitchens with open shelving and appliances by Sub-Zero and Bertazzoni.
Amenities include a roof terrace with barbecue and outdoor kitchen, garden terrace, gym, lounge with pool table, private storage units and bicycle storage.
