A Murray Hill hardware store at 698 Second Avenue is on the market again after selling last year for $2.75 million.

Located on the east side of Second Avenue between East 37th and East 38th streets, the property was originally home to Lumber Boys. The vacant four-story commercial building measures approximately 4,356 square feet and comes with about 16,800 total buildable square feet as-of-right.

The current owner acquired the building in June 2013 and filed a permit the following month for a gut rehabilitation and partial residential conversion, with Issac & Stern as the architect of record. The proposal called for commercial space on the ground floor and two full-floor apartments and was OKed by the Department of Buildings in June 2014.

The “previously approved” plans can be “amended to suit an investor’s specifications,” according to Ariel Property Advisors, who marketed the site last year and is shopping it around now.
