Little Italy condo conversion 133 Mulberry has covertly entered the market.

The first listings for the six-story, 16-unit development between Grand and Hester streets emerged in late September. The developer is Barberry Rose Management. Available units are priced from $2.55 million for a 1,384-square-foot two-bedroom up to $4.2 million for a 1,932-square-foot two-bedroom.

Most of the loft-style units have 11-foot ceilings. Interiors feature oak hardwood flooring, open kitchens with Wolf and Bosch appliances and bathrooms with Grohe fixtures.

Amenities include a part-time doorman, virtual doorman, bicycle parking and private storage for purchase. Residents will also have access to private cabana-style rooftop spaces, as shown below:

The six-story, mixed-use property traded for $22.25 million in 2011, The Real Deal reported. The seller was Long Island-based AM Manhattan Realty, LLC. The 41,900-square-foot elevator building had 16 fully occupied market-rate residential rental units atop two floors of commercial space. Italian restaurant SPQR, which occupied the 14,000-square-foot commercial unit, moved out in February 2013, according to Grub Street.

New owner Barberry Rose filed permits in June 2014 for interior renovation of the apartments.
