Toll Brothers’ prismatic 400 Park Avenue South has started sales, according to a marketing email sent this afternoon.

The 40-story tower designed by Christian de Portzamparc will offer 81 condominiums on the building’s top 18 floors. The lower half of the development will consist of rentals run by Equity Partners.

But let’s focus on the condo portion: Stephen Alton designed the interiors, which feature open floor plans, floor-to-ceiling windows and custom kitchens with glass cabinetry, stone countertops and Miele appliances. Master baths are fitted with custom vanities, glass and marble accents and heated flooring.

Pricing will start at $1 million for a studio to $20 million for a four-bedroom, the New York Times reported.

Amenities include 24/7 concierge service, 27th-floor sky lounge, indoor lap pool with sauna and steam room, children’s playroom, gym, spin studio, yoga room, golf simulator and screening room.
