Inside and out, River City 3 is an exercise in functional and efficient urban living. The 29-storey condo by Urban Capital and Waterfront Toronto is the third piece of a master planned community that will rejuvenate the West Don Lands and help animate the downtown eastside.
Located at Lower River Street and Eastern Avenue, residents will be able to connect easily to the core, visit the nearby waterfront parks, and enjoy the galleries and boutique shops in the nearby Distillery District. There are a number of transit options nearby including both the King and Queen streetcars plus easy access to both the Gardiner Expressway and the Don Valley Parkway.
But the perks don’t end there. Designers such as Graham Hill and Claude Cormier will take the project even further.

The Graham Hill Collection is available in RC3’s extra-large units and features cube-within-a-cube transformable design. The suites are equipped with multiple work spaces, convertible guest quarters, discreet storage spaces and a whole lot more.
“I want to think through residents’ needs before they even occur and customize with the same kind of maximizing resourcefulness I’ve brought to my own home,” said Hill. He’s also known for his 420-square foot apartment that can transform into an eight-room space.
It’s about being able adapt and working with what you have.
That attention to residents’ needs is similarly on display outdoors. A landscape architect from Quebec, Claude Cormier is behind whimsical public spaces in Toronto such as Sugar Beach (known for its pink beach umbrellas and candy-striped rocks) as well as the well-loved Evergreen Brickworks.
For River City 3, Cormier’s imaginative style will be on full display in the outdoor common areas. On the seventh floor, the green roof’s gently sloping grass lawn will be offset by a dramatic staircase and glimmering lap pool.
The space will also include playfully outsized planters and functional additions such as change rooms and a prep kitchen and bar for al fresco dining.
“I decided to reflect and enhance River City’s angles, not fight them.” Cormier explained.
Add the contemporary architecture of Saucier + Perrotte and you end up with a home where great design isn’t just a frill, an add-on or after-thought. It’s integrated into the very core of River City 3, creating a space that works with its residents needs and enhances their everyday experiences.
Suites range from 316-square feet to 1,663-square feet in size.
