A preliminary rendering has been released for a boutique condo building that will replace a parking lot at 263 Union Avenue in Williamsburg.
Located between South 3rd and South 4th streets, the development will rise on a 25′ by 91′ lot. The building will have six apartments — four full-floor units, a garden-level duplex and a penthouse duplex, according to Demsker Realty, which posted an early-stages, bound-to-be-tweaked rendering of the project. All residences will have in-unit washer/dryer, private outdoor space and private storage unit. Below are layouts posted last month, although updated floorplans are forthcoming:

The property traded for $1.3 million earlier this summer; the deal closed in June, according to Department of Finance documents. The buyer is The 263 Realty Group LLC. The seller had owned the site since the 1980s.
We don’t see permits filed yet for the building. When we first wrote about the project back in March, it was supposed to have five units. Sales are estimated to start in 2015. Here’s a previous shot of the site:
